Classic Arch Interior Doors
- CEILINGS
The first floor is a minimum of 9’; the second floor may
vary between 8’ and 9’. Since heights may vary per
plan, talk with the New Home Sales Specialist for ceiling height
information.
Customer Selections and Notes
- Classic customer to have one (1) interior wall color, one (1)
interior trim color and one (1) interior ceiling color. Premium
customer to have two (2) interior wall color selection(s), one
(1) interior trim color and one (1) interior ceiling color. Customer will need to pay $300 for each additional color. Any
additional non-standard color (not on color board) will be $800.
An additional $2500 will be required for eggshell or semi-gloss
walls throughout the house.
- Customer to select Chair Rail in their choice of 2 of the following
rooms: Dining Room, Breakfast Room, Foyer. Customer to select
a Decorative Ceiling Package in their choice of 1 of the following
rooms: Foyer, Living Room, Dining Room or Master Bedroom. If
customer has Premium Series specifications, they will choose a
Decorative Ceiling Package in 3 of the aforementioned rooms.
- Customer may select their own light fixtures through Woodland
Homes approved supplier with a lighting allowance not to exceed
$2000. The two (2) ceiling fans are a part of the lighting allowance.
Also, the $2000 allowance will include light kits for the ceiling
fans, remaining fixtures, bulbs, doorbells, smoke detectors, trims
and taxes.
- Homes for the Premium Series customers will receive
$.80 per square foot, heated and cooled, for lights. Ceiling fans
are included in this allowance. If Customer chooses to purchase
additional ceiling fans with the $.80 allowance, there will be
an additional charge for wiring, blocking and installation. The
allowance will include light kits for the ceiling fans, remaining
fixtures, bulbs, doorbells, smoke detectors, trim and taxes.
- If items have not already been ordered for a home under construction,
customer may be able to make certain selections.
- Gas heat is featured with the home on the first level. On homes
with a second floor or bonus room, a heat pump will be used..
However, the gas furnace will not qualify for the TVA Energy Right
Program. In order to qualify for the TVA Energy Right Program,
the customer has to upgrade to a 10 seer Dual Fuel Heating System
or an all electric heat pump system. The Foxton, Carlton, St.
Charles and Ashville house plans would require the Customer to
upgrade to a 12 seer Dual Fuel Heating System. If selected, Dual
Fuel can only be used on the first floor living area. On any plan
with a second floor, an electric heat pump would be required.
- Customers may select from Chrome, Brass, Nickel or Other Special
Finishes from the Dream Decorating Center.
- A 5 zone sprinkler system will accommodate standard
homesites; larger homesites will require additional zones for
full coverage. Pricing will vary based on homesite selection.
- Woodland Homes will provide up to 1300 yards of
sod which will provide full coverage for a standard size homesite.
Larger homesites will require additional grading, clearing, seeding,
straw or sod. Additional pricing will be based on homesite selection.
Scattered homesites will be priced individually.
- Ceramic tile flooring is limited to two (2) choices.
Customer will make selections through the Dream Decorating Center
with professional Cabinet Designer, Tony Nicholson and Interior
Decorator, Lisa Miller. Selections made in our Dream Decorating
Center are provided by Woodland Homes single source suppliers.
Periodically specifications are updated, refined or modified for
clarification. Specifications are date sensitive and you will be
provided with the most current specifications at the time you purchase
your new home.
