What Makes Overland Cove Townhomes so unique?
This Carefree Townhome Community is a Metropolitan Paradise, surrounded by trees and minutes from the conveniences of work, play and shopping! Overland Cove is minutes from Research Park, Bridge Street and the Village at Providence.  The featured amenities include solid-surface countertops, hardwood floors in the family room, urban streetscape with rear entry, resort-style pool, clubhouse, fitness area and no maintenance.

What is an Urban Streetscape Design?
The urban street design uses a combination of paved street, public sidewalk, and the planting of trees to create a more ascetically appealing street than the standard street constructed in the average subdivision.  The street is constructed using a narrower cross section than a typical street.  The urban street design has a street that is twenty six feet wide instead of thirty feet.  The community sidewalks are located a minimum of 10 feet from the curb.  The area between the sidewalk and the curb is planted with a variety of trees that produce scenic canopies.  The end result is a street that reminds us of a Norman Rockwell painting where life slows down and the occasional cat may have to be rescued from a tree in the front yard. The effect of a narrow street and the closeness of the trees both restrict street parking and having a calming effect on speeding traffic.  Safer streets are the goal.  Cars parked on streets offer an easy target for breaking and entry.  By reducing the width of the street by four feet cars cannot be parked on both sides of the street at the same time.  The tree canopy and narrow street works in conjunction to create a tunnel effect.  It is this effect that will reduce the amount of speeding, give added safety, and create an aesthetically appealing community.

What is a LAUNCH?
We implement a LAUNCH EVENT when the anticipated demand for a new community is strong.  With a community such as, Overland Cove Townhomes, where the number of serious inquiries is large and the amount of homes will be limited, we have decided to use a selection system that is far more equitable to all of those who are interested.  Our LAUNCH EVENT attendees have the opportunity to select and choose from homes available prior to the release to the general public, and have the opportunity to save thousands!

How can I benefit from this LAUNCH EVENT?
The customer is able to save thousands of dollars by purchasing during a LAUNCH EVENT. The builder passes his savings on to the purchaser because the builder accelerates the sell-out of the community whereby reducing his expenses, advertising and marketing expenses and interest expenses. Using this LAUNCH process saves the builder hundreds of thousands of dollars whereby he is passing these savings onto only those who have a Priority Position Number and participate in the LAUNCH EVENT.

What is the process?
In order to receive your priority position number, you should first visit our website and after reviewing the information on our website, go to the pre-registration page and complete the pre-registration form and submit it to our offices.  Once we have received that, we will forward a complete package to you, which give you more information about Overland Cove Townhomes.  Almost all of the perspective buyers that review the brochures and information have a high degree of satisfaction.  Once you have decided to move further, you would complete the priority position registration form and mail that along with your check in the amount of $500.00 to our office.
What is a pre-registration?
Pre-registration is the first step in the LAUNCH process. By pre-registering you will receive information and special pre-LAUNCH pricing. Only those who pre-register will have an opportunity to receive this information and save thousands before we release it to the general public. Just by pre-registering, you will receive a special gift.
What is a priority position? 
A priority position is the opportunity for a home purchaser to receive a sequentially issued place in line at our LAUNCH event.  It is quite simple.  Those who pre-register, fill out a Priority Position Reservation and place a fully-refundable $500 deposit, get a much better priority number and therefore will have a better chance of getting the exact home they want at the LAUNCH event.  This includes location, pricing, and certain incentives which are available. Only those who pre-register will have the opportunity to save thousands!
How do I secure a priority position number?
The only way to secure a priority position is by tendering a fully refundable deposit by check, money order, or cashier's check.  There are several ways to get the check to us.  You may bring by in person to our corporate office at 7545 Hwy. 72W in Madison, take it to Woodmill Trace, or call 256-990-1637 to set up an appointment with Glen McAlpin.  Once we have received your check, you will be contacted and mailed your priority position number as a confirmation. Please remember that this deposit is 100% and unconditionally refundable at any time.  If you have not cancelled, a full refund will be processed at the LAUNCH event for any and all remaining deposits.
Can I use a Visa or MasterCard to put up the deposit?
Unfortunately, we do not accept Visa or MasterCard for these deposits, so you will need to tender a check, cashier's check, or money order. 
What method of payment do I use for a priority position?
As stated earlier, you can use a check, cashier's check, or money order.  Unfortunately, we do not accept cash, Master Card, or Visa.  Often times we are asked why we cannot use a Master Card or Visa for the deposit.  Please keep in mind that lenders normally do not allow credit card deposits to be applied to earnest money deposits.
Can I apply my deposit to my earnest money deposit if I decide to purchase?
Absolutely.  If you decide to purchase at the LAUNCH event, we will use your money as earnest money deposit to be applied towards your new townhouse at Overland Cove Townhomes.
Is my deposit refundable?  Yes, the despot is 100% unconditionally refundable with a signed cancellation form that can be obtained from our LAUNCH consultants at any time in the process, including all the way up to the very last minute.  So, you can feel comfortable knowing that you have secured your position and you have nothing at risk.
What happens after I secure my priority position number?
Upon receiving your $500 deposit and your Priority Position Reservation form we will issue you your Priority Position Reservation number - Your PPR number. After your position is secure, you will begin receiving additional information via email, which will assist you as you begin to think about a selection for your new Overland Cove Townhome.  This will include financing, floor plans, event information etc.  Within a few weeks of the event, you will receive final notification of when we have scheduled your appointment as well as any information needed to help you make a selection during this one time event.  Once you have received final instructions on when this event will be held, you will need to RSVP, so that we can set up your time.  You should be advised that if you do not RSVP, you will loose your priority position in line and at the event!
What can I expect at the Pre-LAUNCH?
The pre-LAUNCH will be held Saturday, April 11th, from 10:00 a.m. until 2:00 p.m. This will be an opportunity for you to walk trough the homes, review the designer decor packages, speak with lenders and indicate which home you are interested in. Our LAUNCH consultants will be on site to answer all of your questions. Anyone who has pre-registered is welcome to attend this event, and all who have been issued a PPR number are encouraged to attend.
What can I expect at the LAUNCH EVENT?
If you have done the RSVP to attend the LAUNCH EVENT, you will want to arrive early, so that you can be greeted at the reception.  One of our consultants will then meet with you personally to choose your Overland Cove Townhome and the floor plan that is best suited for you.  You will be given only a few minutes to make this selection at the event.  Once your selection is made, your Purchase and Sales Agreement will be prepared for your signature.  This will be the same Purchase and Sale Agreement that is sent to you in advance of the LAUNCH EVENT, so that you or your attorney will have time to review it.  You will also have the opportunity to speak with representatives from our preferred lenders and title companies, as well as any arrangements that may be required with any other vendors at that time.  This will be a very exciting day and there will be many people for us to work with and we want to give each individual that has a priority position number the opportunity to select what they want.  You should understand that this is not a normal buying experience and we will be releasing information to you as quickly as it becomes available.
How are homes released for sale at the LAUNCH?
The LAUNCH is designed to focus on the homes that will be available and the time frame, which they will be completed.  The second step is to determine your needs and time requirements.  A LAUNCH Consultant will work closely with you to determine which floor plan and completion date best matches your needs.  During the course of the event, there will be multiple releases, which will incorporate a variety of homes and locations and prices to be determined on the day of the event based on demand.  This could determine final pricing the day of the event.
What happens if I am late for my appointment at the LAUNCH?
If you are less than 30 minutes late to your appointment, we will make all efforts to work with you and help you make your selection as though you had been on time.  However, if you miss your appointment by more than 30 minutes, we will have no alternative but to move your position to the end of the line.  So, we must stress the importance of making your allotted appointment.
What happens if I still want to purchase a home, but I am not ready to sign the contract at my appointment?
Unfortunately, we cannot hold a home or home-site without binding purchase agreements.  The purpose of a LAUNCH event is to give those who are ready to make decisions now, the opportunity to obtain the absolute best price and selections available before we release to the general public.
How much money will be required if I decide to purchase at the event?
You will need to discuss that in advance with your LAUNCH sales specialist for details on earnest money, deposits, and any specifics about the community.  Our preferred lenders have programs that will allow you to finance up to 100%, but you will want to have those details worked out prior to the event in order to secure your home on the LAUNCH day.
