What’s Not Covered Under Warranty?

If you ever have questions about items that are covered under our warranty program, refer to the

2-10 Home Buyer’s Warranty Booklet given to you with your Customer Service Manual and also available to you through your Home Profile and on our website, www.woodlandhomes.com

Here are some frequent requests that are not covered, along with tips on how to avoid problems.


1. Bricks & Rock
Expect bricks to have some color variances in mortar joints.  Repeated cleaning of brick may damage intended finish.  Cracks, surface chips and white chalk-like substances are inherent in stone and brick are not a sign of defect.
2.

Caulk
Shrinkage of caulk occurs.  For best results, homeowner should re-caulk interior and exterior areas regularly, especially wet areas. 

3.

Concrete
Cracks, pitting, spalling (chipping), powdering or scaling in concrete is likely to occur.  These are cosmetic issues only and do not affect the structural integrity of concrete.

4.

Countertops
Engineered stone, granite, solid surface and laminate tops must be protected from sharp objects, heat and abrasives.  Some markings may be apparent from the manufacturing process.  Do not allow water to stand on countertop seams.  Damage may occur which is not warrantable.

5.

Drainage
Maintenance of established drainage pathways is the homeowner’s responsibility.

6.

Hardware Adjustments
Door handles can loosen.  They can be tightened with a screwdriver in seconds.  Be careful, however, not to over-tighten screws.

7.

Paint
If we have extra paint, the cans/buckets will be left in your garage or attic which you can use for scratches and other cosmetic concerns for the interior.

8.

Screens & Window Panes
Exterior windows are carefully inspected at your Pre-Settlement Inspection.  Missing screens and defects or damage to screens or windowpanes not noted at the time of your Pre-Settlement Inspection are not warrantable after closing.

9.

Storm Damage
Damage to the home due to weather conditions including high winds, rain, floods, hail and other natural weather occurrences is not warrantable.

10.

Wood Decks
At the completion of the project, all decking boards shall be sized and fastened according to the appropriate building code.  No warranty is provided to wood decks.  Pressure treated wood is used, but should be weather-sealed according to homeowner preference to avoid damage.

11.

Tubs & Showers
Tubs and showers are thoroughly checked at your Pre-Settlement Inspection and Orientation.  Scratches, chips or cracks not noted at Pre-Settlement or Orientation are not warrantable.

12.

Doors
All doors are thoroughly checked at your Pre-Settlement Inspection and Orientation.  Scratches, chips or cracks not noted at Pre-Settlement or Orientation are not warrantable.
